Last week OpenAI released GPT-6 Astra. It is their new big model, built to use computers the way a person does: open apps, click around, finish multi-step work.
One of the demos that stuck was an AI sitting inside a 3D game engine and assembling a place you can walk through.

Baker runs Atreides, an AI-heavy hedge fund.
For a while people scratched their heads at one of his holdings: Unity Software, ticker $U ( ▼ 0.68% )
Unity makes the software a lot of studios use to build games. Worlds, physics, lighting, how objects bounce when you drop them.

But we finally got it after watching Astra-class demos build virtual environments.
Atreides’ latest public filing still shows roughly 10M Unity shares, about $293M.
Earlier this year it was even larger.
Baker’s usual playground is bottlenecks: memory chips, cables between GPUs, power. Unity looks like the odd one out until you hear this thesis.
A game engine already “knows” how a world works. If you want to train robots or big models in fake rooms before you risk real ones, you need that kind of sandbox.
People call that a world model.
Unity is less “Candy Crush company” and more “physics gym for AI.”

Astra made the gym visible.
OpenAI published a case study with a studio called Playco. Their tool, Playbot, lets Astra work inside Unity: place objects, play the build, fix what breaks.
Playco says they needed about half as many manual fixes as with the older model.
OpenAI also shows Blender and Unreal demos. So Unity is not the only desk. It is one of the desks agents are learning to sit at.
Here is why that matters for money.
An AI that draws a pretty picture is a toy. An AI that opens Unity, builds a street from real asset packs, walks it, and iterates is a production loop.
Unity’s stock still mostly trades on games and ads. The world-model story can be right while the quarterly numbers still look like a games company.
That timing gap is the whole plot.
